This project features the partial renovation of an existing two-story, mixed-use commercial building in Mammoth Lakes, California. The revitalization focuses on a comprehensive overhaul of the second-floor north and east facades, incorporating new exterior walls, high-performance windows, and strategic roof modifications to modernize the building’s profile and thermal efficiency.

To transition away from the heavy, flat facades of the original 1980s design, the scope includes the addition of custom-designed outdoor spaces. We are introducing a new upper patio at the east tenant space and a sprawling common patio situated over the existing covered parking structure. At the ground level, a new north-facing common patio creates a more inviting street-level presence, seamlessly connecting the building’s shell spaces to the surrounding environment.

Beyond the exterior transformation, the renovation significantly improves the building’s internal logic and inclusivity. The project includes a full update of the common restrooms to meet current accessibility codes, alongside the installation of a new elevator and stairwell to enhance vertical circulation. These core upgrades, paired with the renovation of select tenant shell spaces on both floors, ensure the building is as functional and accessible as it is visually striking.
